At Jayne Beard Associates we strive to provide a comprehensive and tailor-made service to suit each individual’s requirements. By providing every tenant with a personal property manager, you should feel at ease that a highly qualified person will be guiding you through the process of becoming a tenant and throughout the tenancy which includes everything from handling of all administration to assistance with more difficult issues.


To secure the property: A non-returnable fee of 300.00 inc VAT is payable in order to secure a property. Payment can be made by debit or credit card (a 3% handling fee will be added to credit card transactions). Please note that this fee is non-refundable if your references fail or you withdraw your application. We also confirm that we require payment of the first months rent after 14 days to further secure the property if you haven’t moved in within this period. You are required to start the tenancy within 4 weeks of securing the property. These monies are also non-refundable if your references fail or you withdraw your application.
Please let us know immediately if you are unable to return your application form within 48 hours otherwise your application will be cancelled and the property will be re-advertised.
Reference checking procedure:  Each person over the age of 18 will need to complete an application form, which will be processed by our reference checking company; the fee for this is 75.00 inc VAT. A company check will be 90.00 inc VAT. If a Guarantor is required a 75.00 fee is payable per guarantor. Rent: Once your reference have been approved by the Landlord, your first months’ rent is required to hold the property until the agreed move-in date.

Deposit:  Once your references have been approved, you will need to pay the deposit to hold the property until the agreed move-in date. This deposit will be held until you vacate the property and will be protected to comply with legal regulations.
To move into the property: An Assured Shorthold Tenancy Agreement will be signed in our office on the move-in day (all tenants will need to be present). The contract will run for a term of six months and will continue until such time as you give one month’s notice, in writing ie. anytime after five months.  We will ask you to set up a standing order so that monthly rent payments are paid directly to us - unless alternative terms have been agreed.

Contents Insurance: Please ensure that you have contents insurance in place at the start date of the tenancy, proof must be provided. Please complete the Lease Guard contacts form for them to provide you with a quote.
Utilities:  You will be responsible for all utility and council tax bills whilst in the property. As part of our move-in process, we will arrange for all utility companies (gas, electric, council tax and water) to be notified of your move-in date together with any available meter reading. During this process you will receive an email regarding your utilities. Please make sure you open this email, review the information provided and ensure your energy supply is set up with the right tariff for you.

There is a strictly NO PETS AND NO SMOKING POLICY in all properties. Pets may sometimes be permitted with prior written consent from the Agent/Landlord.  Please note permission MUST be granted before proceeding with any application.
